A summary of the project — every figure is committed in writing on the offer document. Specifications and unit counts are reviewed quarterly with our architect and posted to buyers without prompting.
Natura Tropical is the first development by Natura Landmarks OPC — a deliberate, single-project beginning for a practice that wants every detail to carry the principal's signature. The building is composed around three commitments: a planted rooftop you can actually use, cross-ventilated homes that breathe without air-conditioning by default, and openings sized so daylight reaches every room past noon.
Sited on a quiet corner of Terokhadia Housing Estate, the building is set back to give a generous landscaped forecourt. The facade carries a layered green skin — climbing planters, recessed balconies, and a tropical hardwood screen — so the elevation matures with the trees around it instead of overpowering them.
Six choices we made early, and refused to value-engineer away. They define how the building lives — long after the marketing brochure is forgotten.
The full roof is a landscaped commons — herb beds, shaded seating, a children's grove — not a paid-extra clubhouse. Maintenance is contractual, not aspirational.
Every apartment has openings on at least two sides. A measured airflow study sits behind every floor plan — Rajshahi's summer dictated the geometry, not the marketing.
Window heads are pushed close to the ceiling and rooms are kept under 4.8m deep so light reaches the back wall past midday — including kitchens and bathrooms.
The tile, the fittings, the doors — the brands we sign with you are the brands we install. No silent substitutions, no "equivalent" downgrades at fit-out.
A trellised green skin softens the south elevation, lowers summer wall temperatures, and gives the upper floors a living view from the moment they move in.
The same person who signs your offer also signs off the slab pour, the snag list, and the handover. No relay race between sales, project, and after-care.
Amenities at Natura Tropical are chosen for daily use, not for the listing photo. Each one is included in the maintenance budget on day one.
Landscaped commons across the full roof — herb beds, shaded seating, an open lawn.
A double-height neighbours' room on the ground floor — for guests, gatherings, slow afternoons.
Twenty-two parking bays at ground level with a sheltered drop-off and visitor slots.
Two silent-drive lifts plus a service lift — no waiting at the morning peak, ever.
A small planted play court on the rooftop — soft surface, shade trees, no screens.
Trained security at the lobby, CCTV at every common area, intercom to every flat.
Full sub-station with a generator covering every apartment and all common areas.
Connected piped gas to every kitchen — with a reserve LPG bank for outages.
Twenty apartments — two per floor — in three configurations. Every plan was drawn around daylight first, then furniture flow, then plumbing runs. Tap a tab to compare.
A complete specification — every brand listed below is what we deliver. Equivalents are not permitted without a written change order, countersigned by you.
